Q3 Brooklyn Market Insights Report

Highlights from Q3 Brooklyn Insights: Inventory continues to be tight throughout the borough, pushing prices slightly up. 

  1. The number of contracts signed in the sub-$2m market is down, suggesting a slow down that price point. . 

  2. The $2M - $3M price segment exhibited a 14% Y-o-Y increase in velocity mainly driven by the following factors: 1) rising interest rates, which pushed leveraged buyers to lock in current financing terms before rates rise again; and 2) sellers having more reasonable price expectations and accepting discounts to get deals done.

Key neighborhood facts:

  1. Ft Green saw the largest Y-o-Y increase in active units due to new developments hitting the market. 

  2. Brooklyn Heights saw the largest increase in median asking price as a number of high end coops hit the market

  3. Dumbo is still the most expensive neighborhood in Brooklyn with a median asking price of $2.m!

This year’s midterm elections are of incredible importance and more than ever, your vote counts!

According to WNYC, about 7 percent of the city’s 1,231 polling locations have been assigned to new locations, affecting 4 percent of the city’s nearly 5 million voters. While these numbers might seem small, the change impacts nearly 200,000 voters at 89 polling places.

Q2 2018 Brooklyn Market Insights Report

While buyers in the Brooklyn market may be taking a similar pause as their Manhattan counterparts, listings are moving at a more solid clip.  Overall inventory numbers remain relatively stable or down and sellers are aligning themselves with current market expectations which has lead to quicker absorption and a more active environment.

With the second round of the NBA Payoffs in full swing, this edition of House of the Week highlights a Hamptons property with some serious league history. The New York Times reports that the house for sale at 189 Further Lane in East Hampton was the secret location Kevin Durant held negotiations with prospective teams after becoming a free agent in 2016. The rental for the week was a cool $100k.

House of the Week: 44 Monroe

I previewed 44 Monroe this week for a client and am still smiling thinking about it. The renovation tastefully blended industrial pre war elements and modern finishes with concrete and iron meshing seamlessly with hardwood floors, brick walls and wooden beams. I especially appreciated the spa like master suite and abundance of oversized windows and skylights throughout. The renovation was thoughtful with tasteful design decisions made well throughout.
